Aahaasa Collection Announces Aadya Tea Bungalows: A Reflective Retreat in Sri Lanka’s Tea Country

Aahaasa Collection has announced the opening of Aadya Tea Bungalows, completing its curated circuit of luxury retreats across Sri Lanka’s mountains, coast, and tea country. Originally an abandoned 200-acre tea estate, the project involved a decade-long regeneration and masterplan, including private bungalow residences, forming an exclusive community. Aadya Tea Bungalows by Aahaasa now welcomes guests to ten standalone private luxury bungalows defined by low-density serenity and a connection to place that reflects the Aahaasa ethos.

“Aadya Tea Bungalows is where reflection finds grace,” says Nath Rankothge, Founder of Aahaasa Collection. “Amid the sweeping vistas of 200 acres of regenerated rolling tea hills, guests discover a sanctuary of stillness and reconnection, blending modern private luxury, authentic heritage, and regenerative purpose.”

A Regenerated Estate in the Hill Country

Set within a rehabilitated 200-acre working tea estate near Hatton, Aadya Tea Bungalows rests on land restored over more than a decade. The project revived soil, replanted endemic species, enhanced biodiversity, and created employment for nearby communities. Bordering the UNESCO-listed Sri Pada Peak Wilderness Sanctuary, the estate features rolling tea fields, a private nine-hole golf course, three waterfalls, walking tracks, and kayaking.

Private Bungalows, Rooted in Place

Each of the ten private bungalows is reserved for a single party, offering seclusion and personalization. Contemporary interiors honor the landscape, with expansive verandas, solid teak floors, and climate-attuned fabrics balancing modern comfort with cultural resonance. The setting invites guests to slow down and reconnect.

Stays include dedicated Appu service, Sri Lanka’s generational butler-style hospitality, delivering seamless, personalized care.

Estate-to-Table Dining

Dining reflects the estate’s seasonal bounty. The Aahaara experience features a tea-infused five-course Sri Lankan tasting menu, while Aaloka at Aadya offers private fire-led dining at the Clubhouse overlooking the golf course and surrounding wilderness.

Golf, Waterfalls, and Wilderness

A private nine-hole golf course follows the estate’s natural contours with panoramic hill-country views. Guests can enjoy picnics, estate walks, three waterfalls, kayaking, tennis, and guided nature trails, alongside tea tastings at Norwood Tea Factory and nearby cultural experiences.

A Reflective Chapter in the Aahaasa Journey

Wellness is guided by a bungalow-led Aarogya philosophy of private, nature-infused rituals scented with wildflowers and fresh tea, emphasizing seclusion and restoration.

Aadya Tea Bungalows embodies Aahaasa Collection’s “Reflective Journey,” complementing Aarunya Nature Resort in the Knuckles Mountains and Aavya Cove Villas on the southwest coast near Galle Dutch Fort.
